In today’s market this is an essential policy to have and is recommended to all our Landlords. The warranty provides:

A 6 or 12 month contract providing:

  • Loss of rent cover up to £2,083.33 per month should a tenant fall into arrears
  • Covers loss of rent for up to 5 months
  • Covers the first months unpaid rental meaning there is no exclusion period
  • Covers legal expenses authorised/incurred by FCC Paragon, including court costs to obtain vacant possession following non payment of rent (up to a maximum total benefit of £15 000)

Please note all tenants and guarantors if applicable must undergo and pass an FCC Paragon Full Reference.

Full Management Service
This is our inclusive Service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and if required an inventory. The Tenant will then be checked in against the inventory.

During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.

Collecting and processing of rental payments is also part of the Service. These will be credited automatically to the Landlord's nominated bank account.

Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable.

This Service is suitable for those Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent freeing up your time. This option gives you, the landlord, complete peace of mind.

Introduction Only Service
Our Introduction Service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and if required an inventory.
Following this, the first month's rent and a security deposit will be collected. These will be credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

Introduction & Rent Collection Service
This service includes all the benefits of the Introduction Only service as above and also includes the collection and processing of rental payments.

No Deposit Scheme
A totally unique and innovative product that provides an alternative to the landlord or agent taking deposits, whilst allowing rapid payment at the same time without having to deal with the Tenancy Deposit Schemes, and the disputes that come with the schemes at the end of tenancies.

Debt Recovery
Our affiliated company provides a Pre-Legal Debt Recovery system collecting on a 21 day cycle and is geared to keep our clients informed at all times regarding the current situation. It is flexible and effective with fees being on a strictly COMMISSON ON COLLECTION basis, ranging from 4.5% to 9% only.

Energy Performance Certificates and Maintenance
All properties marketed for letting on or after 1st October 2008 will by law require an Energy Performance Certificate. Failure to comply could involve you with financial penalties and it is important to us to offer you a simple solution. Once an EPC has been issued, the certificate is valid for 10 years. We have negotiated a nationwide deal to offer all of our clients with an extremely competitively priced EPC facility. We can also take care of any maintenance issues which may arise through our third party contractors.

Tenancy Deposit Protection
We are registered members of both the Insurance Based (TDSL) and Non-Insurance based/Custodial schemes (DPS)

Out of Hours Service
All of our staff resides in the local area, and as such we will if necessary be pleased to visit your property outside normal office hours, at a time that is convenient to you, and thus fit in with your busy schedule. Late viewings are also conducted on a regular basis where possible, in order to provide your property with maximum exposure.

Peace of Mind
We are fully accredited with The Property Ombudsman's scheme for Sales & Lettings and have Professional Indemnity Insurance cover and access to Tenancy Deposit Protection.
